Understanding the Legal Ramifications of Your Contract

One of the biggest mistakes clients make is not being well-informed about the terms of their agreement. Some people assume information has been included when it has not been.   • Deed work: Anytime real estate is sold, there must be a legal document citing the transaction. This is usually done in the form of a deed, which lists the current owner, legal description, and the new owner. There are many types of deeds that can be used to transfer real property. Attorney Burton works with you to make sure you understand the ramifications of the document and which type of deed may fit your specific situation best.
  • Title search: We work with clients to check for defects in the deed and look to see if there are liens or any other items that could cause future problems for you
  • Lease purchase agreements: We work with buyers and sellers to agree on a purchase price and other essential terms for lease purchase agreements. Because these terms are negotiable, we help clients draft a contract that best fits their needs.
  • Closings: When you are closing on a real estate transaction, it is important to purchase an owner's title insurance policy. Mortgage companies will require a policy in their name as well so their rights are protected. We are proud to work with Attorney's Title Fund Services to examine title issues before closing, provide title insurance, and handle your real estate closing while making sure that you fully understand the documents presented to you during the closing.
  • Landlord/tenant matters: We represent landlords and tenants to resolve disputes. We work with our clients to resolve disputes arising from improper maintenance of the property, failure to pay rent or improper withholding of security deposits.
